We were proud to have been appointed by main contractor, TSL Projects Ltd., to carry out the electrical works package at a new Scottish distribution warehouse on behalf of a global internet retailer.
This 35,768 square metre, 3-storey distribution warehouse is one of the largest in East Central Scotland. The successful completion of this new distribution hub created 1,000+ jobs, providing significant community benefits to the local economy through employment gains.
Arthur McKay was employed in the capacity of both services consultant and installation contractor to retro-fit this vacant warehouse, which was first constructed in 2007. As such, we were responsible for the management, investigation, services design, co-ordination, supply, installation, testing, commissioning, setting to work and demonstrating all the electrical systems.
IN-HOUSE DESIGN
In our role as services design consultant, we created the 3D models for the co-ordination of services, designing the layouts for the power installation, lighting, fire alarm, security, cable routes and containment systems. All services were designed in-house to meet the client’s specification, with a particular focus on efficient energy management.
SUSTAINABILITY
The following technologies were adopted as low carbon contributions to the site:
- Daylight linked and presence detecting lighting controls
- Low energy lighting solutions
- Low energy/ high efficiency inverter drives and de-stratification fans (to recirculate hot air and reduce heat loss)
At Arthur McKay our commitment to energy savings is as much a part of our core values as it is an integral part of our energy management system (ISO50001). We were, therefore, ideally placed to help achieve the client’s objective of a low carbon building.
WORKING AT HEIGHT
A significant factor on this project was the phasing and co-ordination with other trades, especially in regard to working at height (approx. 20m). Weekly progress meetings were held by the main contractor, helping to develop excellent working relationships by encouraging two-way communication, transparency and close liaison with our site and project managers.
Our Health & Safety team supported our on-site team, completing regular safety audits and inspections to ensure safe use of all access equipment. The combination of our vigilant Health & Safety controls and our efficient project management resulted in this tight programme being completed ahead of schedule and without incident, to meet Building Control, the relevant technical standards and the end client’s delivery expectations.
